As a specialty commercial real estate broker and advisor, Magnum Capital is uniquely positioned to help sellers and investors.
Instead, we use deep research methods, knowledge of accounting and tax rules and procedures, as well as our extensive experience to match sellers of unique and valuable commercial real estate properties with buyers who want more and better investment opportunities.
For example, we identify sellers who may not have considered the capital gains consequences of selling or retaining their commercial properties. Some have reached the sunset of their career, and we advise them of tax-efficient strategies around selling, such as 721 UPREITS or a combination of 1031 TIC exchanges with an UPREIT. Unlike other brokers, Magnum brokers are experts in 721 UPREITs, including when and how to use them to maximum benefit. We’ve helped several clients use this financial instrument to their advantage.
Greg McDonald, MBA, is the founder and president of Magnum Capital and Real Estate Services, now in its 18th year. Mr. McDonald’s career in commercial real estate spans 25 years, beginning with a tour at Colliers in Minneapolis where he worked as a transactional broker, selling and leasing office space and industrial properties.
After he and a colleague completed a large transaction for a well-known non-profit organization, Mr. McDonald moved on to establish Magnum. There he honed his skill in discovering off-market/unlisted commercial real estate properties. Thanks to his CCIM, MBA and training in accounting, Mr. McDonald is uniquely qualified in two crucial areas:
I deal with a lot of businesses that provide a wide range of services. A lot of businesses don’t return calls, they aren’t timely and aren’t enthusiastic about what they’re doing. Magnum is not like that; there’s something unusual about them.
Greg went above and beyond the call of duty. A lot of other commercial realtors are very 9am to 5pm with their hours. There were numerous occasions when we had to present to City Councils and neighborhood groups during non-business hours and Greg was at every one. He went the extra mile.
I wanted to buy a property that was not for sale. The person who owned the property must’ve told Magnum and I ‘no’ half a dozen times. But Magnum was persistent over a very long period of time and eventually got the person to sell me the property. How Magnum handled it was impressive. They never gave up. Magnum understands that buying commercial real estate is a process. Magnum is very professional and very thorough in whatever they’re working on. That’s why I continue to work with them.
A lot of other brokers just care about making money, and sometimes will not disclose as much information as they should. Magnum Real Estate Services goes out on a limb to make sure every bit of information is disclosed to you so you know the deal is right. I value honesty and integrity. Magnum Real Estate Services exudes both.
Greg was very diligent and worked hard. He brought in a lot of people who were interested in investing in the property we were selling. Magnum Real Estate was straight-forward. They reported on what was happening and kept us apprised when things changed. That’s what you want when you’re selling commercial property.
Magnum made sure we were treated fairly and was very concerned about making sure we got what we needed. I was thoroughly impressed with Magnum’s level of knowledge, and the superior level of integrity and trust they provide is uncommon in the commercial real estate industry.
